Once you've found a place that meets your criteria we will be able to negotiate a contract.  On your behalf to provide you your expected results in securing the property:

• a determination of value will be made by looking at comparable properties on and off market to determine a purchase offer. 
• Negotiate for a Sales Contract which has terms acceptable and favorable to you
• Open Escrow with a Title Company upon accepted Contract and provide paperwork to your Lender
• Provide you with Disclosures provided by the Seller as will as Disclosures of my knowledge pertinent to the property
• Arrange the Home Inspection within timeframe to allow for contract cancellation if need be and or further negotiations with Seller after the inspection report has been reviewed.
• Communicate with Sellers Agent, Lender and Title Co. to ensure the Contract is on track.
• Prior to closing on property, ensure the ability for a walk-through for compliance of the contract
• Prior to closing providing all utility and other vendor information for turn on of services
• Attend the signing
• Post Closing follow up.
